Seller's Guide: A Clear, Step-by-Step Plan for Selling Your Home

From understanding what you actually want out of this move to putting your home in front of the right buyer — here's exactly how we'll do it together.

Selling should feel like a plan, not a leap of faith

Putting a home on the market can feel stressful, mostly because it's hard to know what happens next. That uncertainty is the part I take off your plate. Before we talk about photos, pricing, or launch dates, I want to understand why you're selling and what a great outcome actually looks like for you — the number you need, the timeline you're working with, the move waiting on the other side.

Once I know that, everything downstream gets easier: your pricing strategy, prep list, marketing plan, and how we weigh each offer all flow from the same goal. Below is the full path, laid out step by step, so you always know where we are and what's coming.

The selling process, step by step

Step 1 — Understand why you're selling

Step 1 — Understand why you're selling

Every good strategy starts with your goal. Are you trying to hit a specific number so you can move up? Do you need to be out by a certain date for a job or a family change? Are you downsizing and want the process to feel calm above all?

There's no wrong answer, but the answer changes the plan. A seller who needs speed and a seller who is optimizing for the highest possible price should not be priced, prepped, or marketed the same way. Tell me what matters most and I'll build the approach around it.

Step 2 — Set the right price from day one

Step 2 — Set the right price from day one

Pricing is the most consequential decision we make together. Price it fairly at the start and you draw the most attention from buyers and their agents right out of the gate. Overprice it and interest cools; underprice it and you leave money that was yours to keep.

I'll build your price on real evidence — what genuinely comparable homes have sold for, how the current market is behaving, and where your home sits against active competition. Where it makes sense, I'll recommend an appraisal so we're working from facts, not guesses.

Step 3 — Prepare the home for its debut

Step 3 — Prepare the home for its debut

Very few of us live in showroom condition, and that's completely normal. Once the price is set, we shift into getting the home ready to be seen.

  1. Clear the clutter so every room reads as spacious.
  2. Depersonalize so buyers can picture their own life in the space.
  3. Handle the small repairs that quietly cost you credibility.
  4. Deep clean top to bottom before a single photo is taken.

I'll walk the house with you and tell you honestly what's worth doing and what isn't.

Step 4 — Launch an omni-channel marketing campaign

Step 4 — Launch an omni-channel marketing campaign

This is where I go well beyond a listing and a sign in the yard. Your home gets a coordinated launch across every channel where a serious buyer might be paying attention — a dedicated page on my website, its own single-property site, distribution across my social channels, and targeted email marketing to my database and to agents with active buyers.

The goal is simple: drive as much of the right traffic as possible to your listing in the opening weeks, when buyer attention is at its peak.

Step 5 — Evaluate every offer carefully

Step 5 — Evaluate every offer carefully

An offer is exciting, but it isn't the finish line. I'll vet each one: is the buyer prequalified or pre-approved by a lender, and are the terms genuinely acceptable to you?

If a number comes in light, we don't have to simply say no. We can counter, or bridge the gap another way — contributing toward closing costs, agreeing to certain repairs, adjusting the move-in date, or leaving behind appliances or fixtures the buyer wants. Price is only one lever, and I'll use all of them on your behalf.

Step 6 — Accept the offer and paper it properly

Step 6 — Accept the offer and paper it properly

Once we've agreed on an offer worth taking, I review the proposed contract line by line to confirm everything is where it should be: deposit amount, down payment, financing, inspection rights and repair allowances, contingencies, the settlement date, and a clear list of fees and who pays them.

When both sides have signed off on the terms, the final contract is prepared and we move into the home stretch.

Step 7 — Get ready to close

Step 7 — Get ready to close

Between contract and closing there's a punch list, and I run it. Your home may need to be formally inspected, surveyed, and appraised. There may be repairs, major or minor, to complete first.

I develop that list with you and the buyer, make sure each item is paid for by the right party, and confirm everything is in order ahead of the closing date. A few days out, I'll call the company closing the transaction to verify we're ready to go. Meanwhile, you make your arrangements to move out so the buyer can take possession.

Step 8 — Close, and take the next step

Step 8 — Close, and take the next step

At closing, ownership legally transfers to the buyer. I'll be there with the closing company to sign the final paperwork and resolve anything still outstanding.

We'll also handle the last details together — canceling utilities, cable, and lawn or trash service, changing names on any accounts the new owner is keeping, and leaving instructions for appliances that stay with the home. Then you're free: to relocate, to move up, to downsize, to start whatever comes next, knowing nothing was left undone.

Omni-channel marketing: how your home gets in front of the right buyer

One listing, distributed everywhere your ideal buyer already spends their attention.

A dedicated page on my website

Your home gets its own thoughtfully written, photography-led page on my site — built to be found, easy to share, and always the most complete version of your listing.

A single-property website

A standalone site devoted entirely to your home, with nothing competing for attention. It's the link agents forward, the one buyers bookmark, and the one that makes a serious property feel like an event.

Social channel distribution

Your launch rolls out across my social channels in formats built for each platform — so the home reaches scrolling buyers and the agents who represent them, not just people already searching.

Targeted email marketing

Direct outreach to my database and to agents with buyers who match your home's profile. Email is still where motivated buyers actually open, read, and click through to book a showing.

Maximum traffic in the opening weeks

The campaign is front-loaded on purpose. My aim is to concentrate as much qualified traffic as possible on your listing in its first three weeks on the market, when interest runs highest.

Agent-to-agent reach

Beyond the digital push, I work my relationships directly — putting your home in front of agents whose buyers are already looking for exactly what you have.

What listening closely actually buys you

Representation that starts with your goals, not a template.

A strategy shaped around your goal

Speed, net proceeds, timing, privacy — you tell me which one leads, and the pricing and marketing plan follow it.

Pricing grounded in comparable sales

We set your number using what similar homes have actually sold for and how the market is moving right now, so the price holds up to scrutiny.

A prep list worth the effort

Clear guidance on the work that pays you back — decluttering, depersonalizing, small repairs, a deep clean — and permission to skip the rest.

Offers vetted before you celebrate

Every buyer is checked for prequalification or pre-approval, and every set of terms is read closely before it reaches you for a decision.

A managed path to the closing table

Inspections, surveys, appraisals, repairs and deadlines are tracked and chased so nothing surprises you in the final weeks.

Peace of mind at the end of it

When the responsibilities have all been handled, you get to focus on what's next instead of what's unfinished.

Questions sellers ask me first

Straight answers, before you commit to anything.

Let's talk about what you want out of this move

Tell me your timeline, your target, and what's waiting on the other side. I'll show you what your home can do in today's market and exactly how I'd bring it to buyers.
